During an exclusive event held on 5th November 2024, for media and key government stakeholders hosted at Gold Coast Estate in KwaZulu Natal, internationally acclaimed master developers, Devmco Group, introduced their iconic vision for the Sibaya Precinct that is future-focused and sets a global standard of living.

Having been masterfully brought to life, the Sibaya Precinct is the only KwaZulu-Natal node recognised as one of South Africa’s top affluent suburbs to date. With this new, expansive mindset, Schalk Theunissen, Managing Director of Devmco Group proceeded to share what it means to lead a fully immersed and integrated lifestyle, 5km’s North of Umhlanga. “We look forward to taking on the role of Master Developer of this high performing area in the province, continuing the good foundation and original progressive vision, but putting our own unique stamp on it. Our expansive new vision will inject R5 Billion into KZN’s economy including substantial private investment – creating over 70 000 indirect and direct jobs over the next 5 years,” explained Theunissen.

Catalytic development successes

From grand residences and bustling commercial spaces to cutting-edge retail and natural retreats, Sibaya Precinct has already set an impressive standard within KwaZulu Natal. The precinct already boasts over 1300 residential units and freestanding homes and over 20 commercial and retail offerings developed in Phase 1, achieving remarkable milestones since its launch in 2016. The overall precinct has experienced significant growth, with a total population of 7035 (as of June 2024).  This has resulted in an increase of approximately 71 adults (28 families) per month moving into the area, since December 2021.

Key residential estates such as Salta, Capri Village, Gold Coast Estate, OceanDune, and Pebble Beach – all developed by Devmco Group – reflect the high standards that define Sibaya Precinct. To date, the precinct has achieved R6 billion in sales, underscoring its appeal as a destination of choice for those who value a seamless, secure, and fulfilling lifestyle. The combined Umdloti and Sibaya residential market stock has grown by 192% between 2021 and 2024.

Where tomorrow begins

Steven Angelos, Ethekwini’s Senior Programme Manager for North region for Catalytic Projects who was present at the announcement event confirmed the city’s support and excitement around working with the Devmco team to unlock some of the key infrastructure within this node. “This is a key project for us in terms of the broader aerotropolis and the socio-economic benefits it will bring to the city that includes job creation and the potential rates income. We will continue to work with Devmco as we did with Tongaat Hulett to realise the vision for the node,” Angelos enthused.

“The Sibaya Precinct has shown how an effective vision that is well executed, can create a destination of choice. With the continued support of the Municipality and dedicated management teams, Sibaya Precinct is set to fast-track development into a new-age   mixed-use lifestyle offering, and we are excited to be part of this”, says Devmco Group’s Commercial Director, Brad Winstanley.

According to Winstanley, new retail and commercial developments featuring corporate headquarters, medical facilities, and flagship branded stores are part of the intended roll out. Residential and hospitality developments will offer an unprecedented lifestyle and world-class amenities.

“Private road networks will be upgraded and continually maintained, ensuring that commercial and retail residents have seamless access to National Road networks like the M4 and N2,” adds Theunissen.

Sustainability at the core

In alignment with the precinct’s commitment to sustainability, Devmco Group has set aside 60% of the land for preservation. This undeveloped green space will feature dedicated parks, trails and a signature lookout point, offering panoramic views across the Sibaya Precinct. This balance between development and preservation reflects a respect for the natural landscape that surrounds the precinct allowing residents and visitors alike to connect with the beauty of the coast and forested areas, while enjoying the benefits of modern amenities.

Open parks, secure public amenities and landscaped spaces will tie into the exiting trail routes and 350-hectare protected forest. The internal road networks will be pedestrianised, where people can opt to walk or take a golf cart to where they need to be.
